Replacing a canopy on an old building: what matters
Façade load capacity, KGIOP, approvals. Pitfalls of canopy replacement in historic SPb.
Replacing a Soviet-era metal canopy with a modern glass one is common for entrances of pre-1960 buildings. Issues: façade wear, KGIOP (heritage authority), old anchor loads.
01Façade capacity check
Glass canopy weighs 60–120 kg dry, transfers to 4–8 fixings. New monolith — no issue. 1900s brick with crumbling render — issue.
Check: brick integrity (tap with hammer, visual crack check), mortar condition, hollow voids behind façade, wall thickness (380 mm+ for heavy canopies).
02If façade is weak
- Distribution plate (600×400 mm steel): +18 000 ₽
- Through-anchors with internal nut + washer (needs interior access): +24 000 ₽
- Hilti HIT-RE chemical anchors: +14 000 ₽
03KGIOP for heritage
| Step | Time | Cost |
|---|---|---|
| Licensed architect project | 3–4 weeks | from 180 000 ₽ |
| KGIOP submission | — | 7 600 ₽ fee |
| KGIOP review | 60–90 days | — |
Total: 4–6 months and ~190 000 ₽ extra for heritage. Sometimes KGIOP approves "modern but analogous-to-historic" quickly. Budget anyway.
Rule: canopy replacement on old buildings is a 4–6 month project in historic centre, 2–3 months outside. If you need fast (café opening in 2 months) — do temporary light-material canopy, replace properly later.
Real case: Liteiny café in 1903 building, 4×1.5 m glass canopy with heating. Total 468 000 ₽, of which 235 600 ₽ = bureaucracy and prep, 190 400 ₽ = the canopy itself.
