Getting HOA approval for a glass canopy: step-by-step

A canopy mounted to a façade modifies common property. Under Housing Code Art. 44, you need owners' meeting consent. Without it, installation is illegal and the HOA can demand removal at your cost.

- Canopy over your own commercial area with a separate façade

- Canopy mounted only inside a vestibule (no common property touched)
02When it is needed
Residential building with HOA/UK; canopy over a ground-floor shop; canopy over a private entrance in an apartment building. In historic SPb centre — additional approval from KGIOP (heritage committee).

For heritage-register buildings in central SPb, KGIOP approval adds 60–90 days and 250 000 ₽+ in design fees (a licensed architect must be involved).
